Is Manello Construction, LLC. licensed and insured?

Yes, we're licensed in North and South Carolina, and also carry liability insurance with limits of $1 million each occurance and $2 million aggregate. A builders risk policy will be placed on your project as soon as we start footings. This policy will be in the amount of the contract price.
Will you help customers select lots during the buying process?

Yes, this is a very critical step in building your home. Your lot will dictate what type and style of home you can build on it. The lot topography also plays a large part in the cost of your new home.
Will you recommend architects?

Absolutely, the client, architect and builder relationship is crucial to the success of your project and your building experience. Selecting an architect is not only choosing someone that can design the style of architecture you want but also selecting a firm that works in a manner that is suitable to everyone involved. I have a list of 40-50 architects in the area and I would be happy to recommend a couple of them for you to interview after we meet.
I have already selected/own my lot, what do I do next?

The first thing you need to do is get a surveyor to do a tree and topo survey of your lot. This will show lot lines, 2 foot contour intervals, and any significant trees larger than 8" in diameter. How long does it take to build a home in Western North Carolina?

It normally takes 11 to 12 months to build a 4000 square foot home on a gently sloping lot. Larger homes and more challenging lots can increase construction times. We can give you an accurate schedule of your home while we are preparing budgets for your home.
What type of contracts does Manello Construction use?

We normally use AIA 101 which is a lump sum contract price. However, if the plans and selections are not defined enough to establish a lump sum price we can produce a budget guideline and proceed with a cost plus a fixed fee contract. This is an AIA A114.
Do you condition the home while under construction?

Yes, We will not build your home if we can't condition it during the construction process. This is the single most important thing you can do to control the moisture content of all the wood that is in your home. Conditioning units are brought to the site and sit on a trailer outside the house, we then hook up temporary ducts and heat or cool the home throughout the construction process. We monitor the home to maintain a relative humidity from 42%-45% and a moisture content in all wood products of 9%-11%. This ensures no drywall nail pops as well no finish trim separation when the seasons change.
